Acquisition Surveys, Bathgate

We acted on behalf of the purchaser and carried out a building survey of the multi let industrial portfolio which extended to four industrial estates over 276,000 sq.ft.

Our due diligence survey reviewed every unit and provided an overall report on the condition of the estates.

The roofs were inspected and all leases reviewed to ascertain the repairing obligations.

Schedules of Condition were reviewed which were appended to various leases to establish any capital expenditure which was not recoverable.

Budget costs were prepared for recommended repair works.

The report was prepared within three weeks of the instruction.  Close liason with the client and solicitors was paramount throughout the process.

The purchase concluded and ongoing instructions were obtained to implement the recommendations made within the report.
